GRAP Stage 4 Curbs in Delhi-NCR: A Temporary Challenge for the Real Estate Sector

With the implementation of Stage 4 of the Graded Response Action Plan (GRAP) from November 18, construction activities in Delhi-NCR have come to a temporary halt. This decision by the Commission for Air Quality Management (CAQM) was prompted by deteriorating air quality in the region.

The GRAP Stage 4 curbs extend the ban on construction and demolition activities, including public infrastructure projects like highways, roads, flyovers, and pipelines.

Impact on Real Estate Projects:

Real estate experts view this as a seasonal challenge. According to Pradeep Kumar Aggarwal, founder and chairman of Signature global (India) Limited:

“This is a temporary phase, and the developer community is prepared to meet the challenges. Developers have started including this phase in their contingency plans. I don’t see any major impact on the real estate sector, and I hope the situation will not last beyond a month.”

The real estate community has expressed its willingness to cooperate with the government, ensuring adherence to the guidelines while maintaining a focus on project timelines and financial obligations.

Preparedness in the Real Estate Sector:

The Confederation of Real Estate Developers' Associations of India (CREDAI) highlighted that developers are factoring this annual disruption into their plans to mitigate potential delays. While the halt temporarily impacts project timelines, the industry remains resilient, adapting to such recurring challenges effectively.

As Delhi-NCR battles poor air quality, the collaboration between the government and real estate sector stands as a testament to the importance of sustainable development practices.
