Mumbai-based real estate giant, The House of Abhinandan Lodha (HoABL), has successfully acquired the American Center property in Marine Lines, South Mumbai, for ₹55.98 crore. This strategic acquisition adds another feather to HoABL’s cap as it expands its portfolio in premium real estate.

The iconic Sandeep Building, a seven-storey structure, sits on a prime plot measuring 1,337.81 sq m. Previously serving as the residence for US ambassadors until the early 1990s, the property had been vacant since the US consulate’s relocation to Bandra Kurla Complex.

Transaction Highlights:

  • Deal Value: ₹55.98 crore
  • Stamp Duty & Registration Fee: ₹3.76 crore and ₹30,000, respectively
  • Buyers & Sellers: HoABL Infraworld Pvt Ltd and the Secretary of State of the United States of America
  • Timeline: Deal initiated three years ago, concluded on November 29, 2024, post-approvals from the US government and India’s Ministry of External Affairs

Market Valuation:
The Marine Lines property market is one of Mumbai’s most sought-after areas:

  • Residential rates: ₹80,000 to ₹1,00,000 per sq ft (carpet area)
  • Commercial rates: ₹60,000 per sq ft
  • Rentals: ₹300–₹400 per sq ft for commercial spaces

This acquisition reinforces HoABL’s position as a key player in the Mumbai real estate sector, further solidifying its reputation for acquiring prime properties.

HoABL’s Expansion Journey:
In less than four years, HoABL has developed over 150 acres of plotted land and has an additional 700 acres under development across key locations like Anjarle, Dapoli, Neral, Alibaug, Goa, and Ayodhya.
