Bollywood star Kartik Aaryan has rented out his luxury apartment in Mumbai for ₹4.5 lakh per month, according to documents accessed by proptech platform Square Yards. The 1,912-square-foot property, located in the upscale Juhu area, was jointly purchased by Aaryan and his mother, Mala Tiwari, for ₹17.5 crore.
The lease and license agreement was registered on August 28, with a stamp duty of ₹42,500. The property, situated in the Siddhi Vinayak Building of the Presidency Co-operative Society, also includes two car parking spaces. The initial purchase of the apartment attracted a stamp duty of ₹1.05 crore and a registration fee of ₹30,000. The documents for the property were registered on June 30, 2023.
Aaryan's apartment is expected to yield a rental return of 3.1%, Square Yards reported. Rental yield refers to the percentage of a property's overall value earned annually through rental income.
This property adds to Aaryan's growing real estate portfolio, which also includes commercial investments. Last year, he acquired a 2,099-square-foot office space in Signature Tower, located on Veera Desai Road in Andheri West, for ₹10 crore.
Notably, Mala Tiwari, Kartik Aaryan's mother, rented a 3,681-square-foot apartment from actor Shahid Kapoor last year, with a monthly rent of ₹7.5 lakh and a security deposit of ₹45 lakh for 36 months.
Mumbai's real estate market has long attracted Bollywood celebrities, who see value in both commercial and residential investments. With high rental yields and capital appreciation, the city remains a favoured choice for stars like Aaryan and others from the younger generation of actors, including Sara Ali Khan.
